Guide To Success Using Instagram in Real Estate

About a year ago I was visiting with a friend of mine and when I asked her what she did for work she mentioned that she models and does branding deals through her Instagram. I joked that being an Instagram model isn’t a real job but then she showed me how much money she was making... it was in the 7 figures. She had recently been paid over $40,000 for a 30 min Instagram live video and $8000 for a single photo where she tagged the company that sponsored the post.  My mind was blown! My life would never be the same after that conversation. That was the moment that I realized, this world is not the world I grew up in. But rather than be bitter about the changes or the opportunities that a social media influencer can make, I decided I wanted in on the action. 


That night I couldn’t sleep. I knew that Instagram was no longer just a toy app on my phone or even just a social media tool. It was an opportunity to reach an audience like I had never before imagined. An opportunity to create leads for my real estate business and a chance to have a lot of fun in the process.

I sat down with my friend, who was only 19 years old, and she began to teach me all of the amazing marketing opportunities that Instagram provides. 


Fast forward nine months and Instagram has already become my number one lead generation tool for my real estate business. My team is going to close over 180 deals this year, half of the leads reached out to me through Instagram!


In January I listed a home for almost $2 million. Using some techniques that I learned on Instagram I was able to make a really nice drone video, post it on YouTube, and then I was able to do a swipe up feature to hate it with my audience. (You have to have over 10,000 followers in order to be able to do the swipe up features. This is one of the key things we teach how to do in the Instagram guide)


One of my good friends, who lives out of state, saw the video on my Instagram and swiped up. He then sent the video link to his friend that lives in Utah. Immediately the friend contacted me and we went and saw the house. In less than three days I had sold the home and I double ended the commission earning over $100,000 from a single swipe up post.


Using that same swipe up feature I have been able to accumulate over 140 listing leads by simply putting an ad on my Instagram story that says, “are you interested in knowing what your home would sell for in today’s market? Swipe up for a free market analysis now.” Then take them to a landing page where I get their information and do a CMA. I listed eight homes in one month using this feature.


These are just a couple of the examples that I have been able to share with my friends and clients that I coach to help them grow their real estate business. 


My goal for all of my clients or anybody that follows me is to help inspire them to live an extraordinary life. More than anything else, this new form of marketing has allowed me to travel and play and do extraordinary things without the guilt of feeling like I was neglecting my business. It’s almost as if it’s too easy, it’s taking some getting used to.

My first five years in the real estate business I called for sale by owners for four hours every day. Taking vacations wasn’t  an option because I was so busy working and trying to generate leads. With one post two weeks ago I generated over 20 new investor buyers, something that would have taken me three weeks of prospecting just a couple of years ago.


I was recently asked to come speak about social media marketing at an event for the national Association of realtors. I realized quickly the gap that exists between the agents of yesterday and those that are just getting in the business. I had a line of agents wanting to talk to me afterwards that were very interested in hearing more about how to grow an Instagram audience, how to provide content that people want to see, and most importantly how to get leads using the Instagram app. Because I love helping other people, and I know all the good that has come from my life through learning this, and because I had a friend reach out to me and help me just one year ago. I am willing to share this with everybody else as well.
